When does your Otis lift need attention?
- 1
An Otis lift running without regular care
Otis machines are built to last, but daily use means the oil, brakes and ropes still need checking so wear does not build up into a sudden breakdown.
- 2
Unusual behaviour during the ride
A shudder on stopping, slow door response or an unfamiliar sound from the machine room are all signs that need diagnosis before they develop further.
- 3
A lift that has stopped or shown an error
Some Otis faults show as an error message on the control board, and reading that message correctly requires a technician familiar with Otis systems in particular.

Questions about Otis elevator servicing
Is Lift Barq an authorised Otis agent?
No, Lift Barq is an independent maintenance and repair company. Our technicians know Otis lifts and work on them at sites across Riyadh, which is what allows us to service them well without being any brand's agent.
Can you service an older Otis elevator?
Yes, we work on various models including older ones. The first visit reveals the lift's condition and what it needs, and from there we can say whether periodic servicing is enough or whether some parts need replacing.
Do you carry spare parts for Otis elevators?
We supply spare parts suitable for Otis elevators. The specific part needed and the lift model determine what is available straight away and what may require advance ordering, and that becomes clear after the inspection visit.
Do you cover all parts of Riyadh?
Yes, we cover every district of Riyadh as well as Al Muzahimiyah, Al Kharj, Ar Rayn and Huraymila. Send us your district or area when you get in touch so we can arrange the visit.
Does servicing an Otis elevator differ from servicing other brands?
Yes, every brand has its own machine design, control system and fault-reading method. Otis lifts have specific components and a control architecture that a technician needs to know in particular, and that familiarity makes a practical difference to both the quality of servicing and the speed of diagnosis.
Our Otis lift has an electrical fault. Do you handle that?
Yes, our team diagnoses and repairs electrical faults in Otis lifts. We will inspect the wiring and controls and fix or replace what is needed.
How long does routine Otis maintenance usually take?
It depends on the lift's condition and checks needed, but routine maintenance is usually completed in one or two brief visits.
